Should I sealcoat my company’s commercial parking lot?

Where commercial properties are concerned, high-quality, professionally installed asphalt parking surfaces and driveways are worth their weight in gold. Add ongoing maintenance to this solid asphalt surface, and you’ll see yourself up for success with an investment built to last for many years to come. With proper maintenance techniques, your commercial asphalt surface can last 20 years or more with careful repair of minor issues, along with a quality sealcoating process every few years.

Throughout our 50 years in business, many Libs Paving Company customers have asked, “Is sealcoating even worth it?” We always answer with a resounding, “Absolutely, Yes!” When a company invests in top-quality asphalt pavement for its parking lots and surrounding areas, it should withstand the elements, stand the test of time, and look beautiful for years to come. That’s where crack filling and a proper sealcoating process come into play.

First and foremost, sealcoating can help prevent costly repairs and premature replacement of your commercial asphalt surface. Sealcoating helps extend the life of your asphalt pavement by resisting the effects of harmful weather elements. It is simply the most cost-effective solution to protecting this significant investment to your property.

Harsh outside elements and extreme temperature variations (like we experience here in Kentuckiana!) are frequent culprits of deteriorating asphalt surfaces. Other factors compromising to asphalt surfaces include salts used to melt ice in wintertime, oxidation by UV rays of the sun, along with gasoline and motor oil drippings among other factors. In short, the longer an asphalt surface is exposed to exterior elements, the faster it will deteriorate and become a crumbled mess. This reality ultimately could present a dangerous scenario for anyone visiting your lot, along with presenting an unsightly, unkempt image.

The good news – you can help keep asphalt deterioration at bay with sealcoating from Libs Paving Company. Here are a few important things to know about sealcoating and its role in extending the life of your commercial pavement’s asphalt!

Crack filling is a crucial first step.

Widely fluctuating temperatures and various weather conditions can contribute to cracks and potholes in asphalt surfaces. Prior to a sealcoating process, the professionals at Libs Pavement will carefully check paved surface for any cracks or other damages that may require repair. This step will help ensure the integrity of the solid surface prior to laying a topcoat. A rubberized sealant will prevent water and other potentially damaging debris from entering the aggregate base layer.

Debris removal provides a cleaner surface.

Along with crack filling, careful cleaning of the asphalt surface needs to take place. Wire brushes are typically used in clearing much of this debris, along with adequate removal of any significant oil staining, which may affect sealcoat adhesion.

Temperature matters!

The professionals at Libs Pavement can help you determine the best time to lay your asphalt sealcoat – because outside temperature does matter! In short, avoid wintertime. Ideally, in order for a sealcoat to set up properly and ensure optimum performance, outside temperatures need to be at least 55 degrees Fahrenheit during application. Additionally, this minimum temperature needs to remain in place for at least eight hours following application.

Sealcoating asphalt periodically makes a difference.

We recommend sealcoating your pavement one year after asphalt has been initially installed. After that, we suggest sealcoating the asphalt every four-to-five years to maximize its lifespan.

Sealcoating will freshen-up the look of your parking area.

Along with parking lot striping and pavement marking, a fresh layer of sealcoat will do the trick when you want to make things look new again. If your asphalt is in great shape but just needs a bit o f a “facelift”, call Libs Paving Company.

Sealcoating saves money long-term.

Regular sealcoating intervals can help prevent more costly repairs or even premature replacement of the entire pavement. Think of sealcoating as protecting the investment you’ve made in your asphalt surface.

How Does Water Affect Asphalt?

How Does Water Affect Asphalt?

Did you know that water is considered to be one of the leading causes of asphalt deterioration. A typical rainfall is okay, but an accumulation of heavy rainfall could compromise the durability and structure of your asphalt.

Regular asphalt maintenance is the key to maintaining the health of your asphalt to preserve its life through wear and tear and climate changes that if let go can lead to bigger, more costly issues.

The Importance of Regular Asphalt Maintenance

As we move from winter to spring and experience temperature changes, regular asphalt maintenance becomes the most cost effective way to avoid having to deal with a problem down the road.

If cracks go unrepaired and snow melts to water or we experience a major storm with heavy rainfall it can lead to flooding. Flooding or an accumulation of water pooling on your pavement starts distorting your asphalt making cracks and rivets.

Constant water pooling up on your asphalt like that can actually speed up the deterioration of your asphalt and lead to more noticeable costly issues.

When cracks start to form in your asphalt water can easily get under the asphalt surface causing more extensive damage to the asphalt foundation.

With each rainstorm your asphalt will weaken and start to deteriorate at a higher speed until you have complete asphalt failure and an even higher repair bill on your hands.

This damage is often not visible from above or to the trained eye. These foundation issues can be serious and costly to fix. That is why we recommend preventative asphalt maintenance.

Preventative Measures For Maintaining Asphalt

Asphalt Installation, maintenance, or repairs are some of the more major investments made by property owners.

That is why it’s important to take preventative measures against the outside elements like snow and rainwater that can easily damage your asphalt.

Hiring a professional asphalt company like Libs Paving to maintain your asphalt pavement on a yearly basis is important to ensuring you get the most out of your investment!

Tips To Preparing Your Parking Lot for Winter

Preparing Your Parking Lot for Winter

Winter is the hardest season for your asphalt parking lot.  As the temperature bounces above and below freezing, new cracks begin to appear.  Meanwhile, existing cracks get bigger as water freezes, expands and then melts.  That same water can work it’s way below the asphalt and undermine the integrity of your parking lot’s subsurface.

Snow and ice melting chemicals can accelerate some of this wear, along with the blades of the snowplows that hit cracks or potholes as they clear your lot.  Standing water can freeze and amplify the damage.  And the combination of all these factors with regular traffic can cause potholes.

The result?  A parking lot whose cracked and uneven surface and standing ice not only look uninviting and are hard on vehicles, but can actually be hazardous for your employees or customers.  So here are a few tips to guard against winter wear.

Seal Cracks

As we mentioned, cracks are your parking lot’s worst enemy in the winter, giving water more opportunities to get in, freeze and do damage.  If your lot only has the normal minor cracks that occur naturally as asphalt ages and degrades, sealcoating may do the trick.

Sealcoating creates a layer of protection on top of your asphalt that blocks water, oils and UV damage from the sun. Applied correctly, it results in a slip resistant surface with an appealing deep black finish.  Regular sealcoating can more than double the life of your asphalt.

For sealcoating to be most effective, it should be applied when the weather is dry and temperatures are at least 50 degrees and rising for at least 24 hours.  Once applied, it should cure for 24 hours before allowing vehicles back on your lot.

Fill Potholes

Potholes will only get bigger in the winter months.  One approach to minimize this is to invest in cold-mix asphalt to repair those potholes so they don’t create a trip-and-fall hazard, create wear and tear on vehicles or cause additional structural damage to your parking lot’s surface through the winter.

While most asphalts mixes require relatively warm temperatures to set correctly, you may not have the luxury of waiting until summer, especially if your lot has large fissures or significant potholes.  As the name suggests, cold-mix asphalt doesn’t require heating to become flexible, so it can be used in cold weather to repair cracks and potholes immediately and keep them from getting bigger.

Get Rid of Snow

It sounds simple: just hire someone to plow your lot when snow arrives.  And you should have snow removed as soon as possible, before it can do any damage.  But all snowplow drivers are not created equal.  An inexperienced or careless driver can scrape the surface of your lot, making existing cracks and potholes larger and creating new ones.

Choose a professional snow removal company that knows to set the plow blade high enough to avoid damaging the surface of your lot. You might want to set up markers along curbs and islands so that your snow plow driver can see them even with significant snowfall.

Melt Ice

Keeping your parking lot clear of ice protects your employees, your customers — and your parking lot.  So it makes sense to choose the right chemicals for the job, and to stock up before snow hits.

Remember that the same chemicals that melt ice can damage asphalt, not to mention landscaping.  An asphalt repair specialist can suggest the best ice-melt treatment for your lot.  In general, avoid those that contain ammonium, which is known to break down asphalt. Ice melts composed primarily of calcium are just as effective, and are much better for your parking lot.

Drain It

Your parking lot’s drainage system is designed to make sure that water doesn’t pool on the surface of your asphalt. Since snow can melt and refreeze during the winter, be sure your drainage system is in good shape and ready to handle runoff.

Standing ice is not only a danger to your employees and customers, it’s constantly degrading the asphalt surface beneath.  That same ice can also enlarge cracks and potholes, eventually allowing water to reach the subsurface of your lot where it can cause real damage.  Ensuring that your drains are clear and working can help you avoid the kinds of costly problems standing ice can create.

Clean It

Sadly, some people will treat your parking lot like a trash receptacle.  This is always an unsightly nuisance, but in the winter, it can become more.  Parking lot debris that gets concealed by snow can be pushed along by a snow plow and ground into the surface of your asphalt.  Even in cold weather, it pays to keep your parking lot free of trash and debris.

Why Asphalt?

Asphalt is the most popular choice among consumers when it comes to paving for multiple reasons. Asphalt pavement construction is a lower upfront cost compared to concrete, and it can be engineered to withstand any type of load or extreme weather condition.  Completing routine asphalt maintenance safeguards pavement to last a lifetime with few repairs while providing a much lower life cycle cost.  And believe it or not, asphalt leaves a positive impact when it comes to the environment. According to the United States Department of Transportation,Federal Highway Administration, ”asphalt is the nation’s number one recycled material, leaving a very low carbon footprint.”

Benefits of Asphalt Paving

Positive Economic & Environmental Impact

When asphalt is professionally installed by experts who know what they are doing it can have a positive impact both economically and environmentally. Properly installed asphalt for roadways and other heavily driven areas can cut back on wear and tear on vehicles and future repair costs. In addition to its positive economic effect, asphalt is made of recycled materials making it an eco friendly paving material that can be installed fairly quick and easily.

Safer Paving Material

Asphalt paving is an overall safer paving material. Not only is it safer for the environment, but it is safer for drivers and pedestrians too. It’s dark color makes it easier to have reflecting road navigation signals and pavement markings painted on the asphalt material. Unlike concrete which is reflective, asphalt provides a better visual experience for drivers through all types of weather conditions and is engineered to withstand extreme temperatures.

Asphalt Has Multiple Uses

Asphalt is most often used for new construction of roads and highways, but it can also be used for other things. Historically, asphalt was used as a binding agent between bricks to build houses and other structures.  Today, asphalt can be used to help construct parks & playgrounds and is even used in the roofing industry.

Types of Asphalt

Many people don’t know that there are actually multiple types of asphalt used for different asphalt paving projects:

Hot Mix Asphalt : Hot mix asphalt is the most commonly used asphalt type.

  • Uses: Patching, Resurfacing, Paving Roads.
  • Types Of Road: Commercial Paving  and Residential Paving
  • Time of year: Warmer Temperatures
  • Best Used For: Best Asphalt Type For High-Traffic Roads, Interstates, And Highways.

Cold Mix Asphalt: Cold mix asphalt is an asphalt mix that is used for mostly patching.

  • Uses: In areas that need temporary patching.
  • Type of Road: This asphalt is best used in less populated areas with light traffic.
  • Time of year:Winter
  • Best Used For:  Small holes, driveway repairs, parking lot repairs.

Porous Asphalt : Porous asphalt is the most eco-friendly option because of the holes in the asphalt that allows for water to drain through the Asphalt material.

  • Uses: Mainly used for parking lots.
  • Types Of Road: Parking Lots
  • Time of year: Late Spring and Summer Months.
  • Best Used For: Large Businesses & Municipalities

At Libs Paving, we not only provide Southern Indiana and the Metro Louisville areas with first class asphalt paving services, but we produce our own asphalt and are asphalt suppliers too. Why You Should Consider Asphalt Resurfacing

Why You Should Consider Asphalt Resurfacing

You may have heard of the term “asphalt resurfacing,” and may have wondered how it differs from, say, asphalt repairing. What you need to know is that asphalt resurfacing (sometimes called overlay) is simply the addition of a new, 1.5-2 inch thick layer of asphalt over a preexisting one.

Ideally, resurfacing is done when the existing layer of asphalt is under stable condition. Resurfacing should not be done over layers that have suffered excessive damage–there, a repair should be sprung for.

Reasons For Asphalt Resurfacing

So why should you resurface your asphalt? One of the chief reasons is that asphalt resurfacing can put off the need to replace your asphalt by at least 8 years, sometimes even 15. You’ll need to replace your asphalt eventually–sometimes wear and tear gets to the point where a full-on replacement is required.

Before resurfacing begins, asphalt milling over the surface will be done, which will remove the top layer of the asphalt that will be built over. It is not uncommon for smaller spot repairs to be done before resurfacing, too, so that the new surface is on as stable a foundation as possible.

If you are looking for a great way to boost your property’s value without taking on a project as demanding as total asphalt replacement, then you should consider getting asphalt resurfacing done to keep your property looking and feeling good for around a decade or even more before getting a replacement done.

Benefits Of Investigating In Commercial Parking Lot Striping

Commercial Parking Lot Striping

Parking can be a bit of a hassle. Sometimes a struggle, even. Something many drivers take for granted is the striping and markings on the pavement. We’ve gotten so used to it that we often don’t even notice it, unless forced to park in a grassy area for a tailgate or stumble upon the rare all-grey unmarked parking lot, where you need to just guess how close you should park to the car next to you and pray the person parking beside you doesn’t scrape your own vehicle.

Make The Most Of Your Parking Lot

Most parking lots in front of businesses have markings and stripings–it’s essentially a necessity, something customers don’t just expect but assume will be there. It is always good, however, to make sure that the stripings and markings are still clear, that they haven’t faded to the point where it’s hard for a customer who is pulling in or backing out to really figure out the exact spot of the line. A marking should be bright and pop in the side or rearview mirror, squinting should not be necessary. Repainting the stripings and marks in parking lots should be done once every two years in order to preserve the brightness.

Not only is it safer for customers to pull into a space with bright stripes around it, it also makes the following experience, i.e. walking into the business, much better. Anyone who needs to struggle parking their car won’t have as good an attitude going into the establishment as someone who had a quick, easy experience. Also, less car accidents that occur in a parking lot, the more money saved.

Many lots have fairly minimal markings, often just parking spaces and icons to denote the handicap-accessible spots. Sometimes it pays to go beyond the bare minimum. A parking lot that can be easily crowded, or tight when near or at majority capacity, could benefit from directive arrows to allow for a greater flow of traffic to get through the parking lot. This will ensure customers won’t come in from opposite directions and force one of them to back up, and also prevent the possibility of two drivers “battling” for a spot. Drivers, whether they’d admit it or not, enjoy being guided as they drive, to have an arrow point them this way or that way and lead them to a spot. Easy driving is good driving, and direction arrows in a lot makes for easier driving.

Another underutilized marking are those at the entrance and exit of a lot. If it is wide enough, the space cars enter and exit the lot from can be divided into two enter/exit lanes. You’ve seen it before, but perhaps not very often. It is a wonder why it is not implemented more often. Like direction arrows in the lot itself, they help make for an easier driving and parking experience. And, as mentioned, the better that is, the better the in-building experience will be.

The asphalt in a lot is typically sealed to provide proper maintenance every few years, so new stripings and markings are usually done after that. It is always a good idea to reconsider, when that time comes, whether an additional marking here or there would help the driving and parking experience of customers that come into the lot. A more ordered flow of traffic can make for a pleasurable driving experience. To think hard about whether an arrow should go here or an enter/exit lane there can be strongly beneficial. Think of the lot as the journey, and the business as the destination–you would want a safe and comfortable plane ride to the Bahamas, wouldn’t you?

Hiring A Paving Professional

You have many options when hiring a professional paver to mark up a parking lot. Of course, regulations must be met, such as the proper number of handicap spaces, a loading zone space, maybe even a space for a firetruck to fit into. Outside of that, many aesthetic choices can be made, such as the color of the stripes, whether the stripes can glow brighter with special paint, or beads that flash when under headlights. These can be more than just choices made on a whim, too. Considering the exact location of a lot, what surrounds it, how it looks in the sun, in a cloudy day, during winter, during night, can all be taken into consideration when choosing the optimal amount of markings, stripings, and additional aesthetic choices to go for.

Whatever the lot may look like, there are always improvements to be made, and ways to improve it to make for a greater experience for drivers. Midwestern Weather and its Effects on Asphalt Pavement

Midwestern Weather and its Effects on Asphalt Pavement

Louisville and Southern Indiana have recently experienced major changes in weather with air temperatures ranging from the low 20’s to the 70’s in January.  At Libs Paving, we have almost 50 years of experiences working in Southern Indiana and Metro Louisville’s fluctuating climate, and we understand the things you should consider when it comes to protecting your asphalt pavement.

Low Temperature, Precipitation & Asphalt Stability

As the temperatures fluctuate throughout the season, it can have an impact on your asphalt pavement.  Low temperatures and water are the two biggest threats to asphalt pavement during the wintertime.  Extreme low temperatures can lead to asphalt contraction and shrinkage. As the asphalt begins to contract and shrink, it creates tension within the asphalt trying to push and pull away from itself.

When tension becomes unbearable, that is when the cracks you see begin to develop to relieve the tension within. When we get major changes in air temperature where it rapidly decreases, the asphalt starts to contract quicker causing the tension to build faster.

Freezing and Thawing

Another winter threat is freezing water. Cold weather and the freezing and thawing that occurs, will cause damage when the asphalt surface has existing surface or sub-base damage.  When freezing water from winter participation gets trapped beneath the pavement it freezes and expands causing the ground to heave. This is not ideal for your parking lot, roadway or driveway.  Expanding water can cause damage to asphalt pavement in the form of expanding cracks and crumbling. A compromised asphalt surface can break apart, leading to potholes. To help combat some of the challenges of our local weather, Libs Paving’s hot mix asphalt, has been engineered specifically to withstand freezing and thawing cycles.

Preventative maintenance steps to protect your asphalt pavement, like regular sealcoating applications and crack filling, can truly eliminate most damage that can occur. Cold weather and freeze / thaw cycles start to cause damage when the asphalt surface has existing surface or sub-base damage. As water expands, it can intensify minor problems and when snow melts, it can get under the sub-base and comprise the structural integrity of the pavement. That is why it is so important to ensure that your asphalt is installed by a licensed professional with experience creating custom asphalt mixes designed to withstand our regions weather.

Proper Installation

Finding the right contractor for your project is truly important!  Beyond customer service, finding the right paving contractor can mean the difference in your asphalt enduring harsh and changing temperatures and asphalt that cannot. The integrity of your asphalt pavement is dependent upon good installation, specifically the proper installation of the right sub-base.  This supports the asphalt and helps to prevent movement, sinking and cracking and is essential to achieving proper results and extending the longevity of the asphalt pavement. By producing our own asphalt, we can control exactly what goes into our materials. Beginning at asphalt production, the Libs team embraces full control of your project from start to finish, leaving customers with custom asphalt solutions.
