Along with crack filling, careful cleaning of the asphalt surface needs to take place. Wire brushes are typically used in clearing much of this debris, along with adequate removal of any significant oil staining, which may affect sealcoat adhesion.

Temperature matters!

The professionals at Libs Pavement can help you determine the best time to lay your asphalt sealcoat – because outside temperature does matter! In short, avoid wintertime. Ideally, in order for a sealcoat to set up properly and ensure optimum performance, outside temperatures need to be at least 55 degrees Fahrenheit during application. Additionally, this minimum temperature needs to remain in place for at least eight hours following application.

Sealcoating asphalt periodically makes a difference.

We recommend sealcoating your pavement one year after asphalt has been initially installed. After that, we suggest sealcoating the asphalt every four-to-five years to maximize its lifespan.

Preparing Your Parking Lot for Winter

Winter is the hardest season for your asphalt parking lot.  As the temperature bounces above and below freezing, new cracks begin to appear.  Meanwhile, existing cracks get bigger as water freezes, expands and then melts.  That same water can work it’s way below the asphalt and undermine the integrity of your parking lot’s subsurface. 

Snow and ice melting chemicals can accelerate some of this wear, along with the blades of the snowplows that hit cracks or potholes as they clear your lot.  Standing water can freeze and amplify the damage.  And the combination of all these factors with regular traffic can cause potholes.

The result?  A parking lot whose cracked and uneven surface and standing ice not only look uninviting and are hard on vehicles, but can actually be hazardous for your employees or customers.  So here are a few tips to guard against winter wear.

Seal Cracks

As we mentioned, cracks are your parking lot’s worst enemy in the winter, giving water more opportunities to get in, freeze and do damage.  If your lot only has the normal minor cracks that occur naturally as asphalt ages and degrades, sealcoating may do the trick.

Sealcoating creates a layer of protection on top of your asphalt that blocks water, oils and UV damage from the sun. Applied correctly, it results in a slip resistant surface with an appealing deep black finish.  Regular sealcoating can more than double the life of your asphalt.

For sealcoating to be most effective, it should be applied when the weather is dry and temperatures are at least 50 degrees and rising for at least 24 hours.  Once applied, it should cure for 24 hours before allowing vehicles back on your lot.

Fill Potholes

Potholes will only get bigger in the winter months.  One approach to minimize this is to invest in cold-mix asphalt to repair those potholes so they don’t create a trip-and-fall hazard, create wear and tear on vehicles or cause additional structural damage to your parking lot’s surface through the winter. 

While most asphalts mixes require relatively warm temperatures to set correctly, you may not have the luxury of waiting until summer, especially if your lot has large fissures or significant potholes.  As the name suggests, cold-mix asphalt doesn’t require heating to become flexible, so it can be used in cold weather to repair cracks and potholes immediately and keep them from getting bigger.

Get Rid of Snow

It sounds simple: just hire someone to plow your lot when snow arrives.  And you should have snow removed as soon as possible, before it can do any damage.  But all snowplow drivers are not created equal.  An inexperienced or careless driver can scrape the surface of your lot, making existing cracks and potholes larger and creating new ones.

Choose a professional snow removal company that knows to set the plow blade high enough to avoid damaging the surface of your lot. You might want to set up markers along curbs and islands so that your snow plow driver can see them even with significant snowfall.

Melt Ice

Keeping your parking lot clear of ice protects your employees, your customers — and your parking lot.  So it makes sense to choose the right chemicals for the job, and to stock up before snow hits.

Remember that the same chemicals that melt ice can damage asphalt, not to mention landscaping.  An asphalt repair specialist can suggest the best ice-melt treatment for your lot.  In general, avoid those that contain ammonium, which is known to break down asphalt. Ice melts composed primarily of calcium are just as effective, and are much better for your parking lot.

Drain It

Your parking lot’s drainage system is designed to make sure that water doesn’t pool on the surface of your asphalt. Since snow can melt and refreeze during the winter, be sure your drainage system is in good shape and ready to handle runoff. 

Standing ice is not only a danger to your employees and customers, it’s constantly degrading the asphalt surface beneath.  That same ice can also enlarge cracks and potholes, eventually allowing water to reach the subsurface of your lot where it can cause real damage.  Ensuring that your drains are clear and working can help you avoid the kinds of costly problems standing ice can create.

Clean It

Sadly, some people will treat your parking lot like a trash receptacle.  This is always an unsightly nuisance, but in the winter, it can become more.  Parking lot debris that gets concealed by snow can be pushed along by a snow plow and ground into the surface of your asphalt.  Even in cold weather, it pays to keep your parking lot free of trash and debris.

Why You Should Consider Asphalt Resurfacing

You may have heard of the term “asphalt resurfacing,” and may have wondered how it differs from, say, asphalt repairing. What you need to know is that asphalt resurfacing (sometimes called overlay) is simply the addition of a new, 1.5-2 inch thick layer of asphalt over a preexisting one. 

Ideally, resurfacing is done when the existing layer of asphalt is under stable condition. Resurfacing should not be done over layers that have suffered excessive damage–there, a repair should be sprung for. 

Reasons For Asphalt Resurfacing

So why should you resurface your asphalt? One of the chief reasons is that asphalt resurfacing can put off the need to replace your asphalt by at least 8 years, sometimes even 15. You’ll need to replace your asphalt eventually–sometimes wear and tear gets to the point where a full-on replacement is required. 

Before resurfacing begins, asphalt milling over the surface will be done, which will remove the top layer of the asphalt that will be built over. It is not uncommon for smaller spot repairs to be done before resurfacing, too, so that the new surface is on as stable a foundation as possible.

Parking can be a bit of a hassle. Sometimes a struggle, even. Something many drivers take for granted is the striping and markings on the pavement. We’ve gotten so used to it that we often don’t even notice it, unless forced to park in a grassy area for a tailgate or stumble upon the rare all-grey unmarked parking lot, where you need to just guess how close you should park to the car next to you and pray the person parking beside you doesn’t scrape your own vehicle. 

Make The Most Of Your Parking Lot

Most parking lots in front of businesses have markings and stripings–it’s essentially a necessity, something customers don’t just expect but assume will be there. It is always good, however, to make sure that the stripings and markings are still clear, that they haven’t faded to the point where it’s hard for a customer who is pulling in or backing out to really figure out the exact spot of the line. A marking should be bright and pop in the side or rearview mirror, squinting should not be necessary. Repainting the stripings and marks in parking lots should be done once every two years in order to preserve the brightness. 

Not only is it safer for customers to pull into a space with bright stripes around it, it also makes the following experience, i.e. walking into the business, much better. Anyone who needs to struggle parking their car won’t have as good an attitude going into the establishment as someone who had a quick, easy experience. Also, less car accidents that occur in a parking lot, the more money saved. 

Many lots have fairly minimal markings, often just parking spaces and icons to denote the handicap-accessible spots. Sometimes it pays to go beyond the bare minimum. A parking lot that can be easily crowded, or tight when near or at majority capacity, could benefit from directive arrows to allow for a greater flow of traffic to get through the parking lot. This will ensure customers won’t come in from opposite directions and force one of them to back up, and also prevent the possibility of two drivers “battling” for a spot. Drivers, whether they’d admit it or not, enjoy being guided as they drive, to have an arrow point them this way or that way and lead them to a spot. Easy driving is good driving, and direction arrows in a lot makes for easier driving. 

Another underutilized marking are those at the entrance and exit of a lot. If it is wide enough, the space cars enter and exit the lot from can be divided into two enter/exit lanes. You’ve seen it before, but perhaps not very often. It is a wonder why it is not implemented more often. Like direction arrows in the lot itself, they help make for an easier driving and parking experience. And, as mentioned, the better that is, the better the in-building experience will be. 

The asphalt in a lot is typically sealed to provide proper maintenance every few years, so new stripings and markings are usually done after that. It is always a good idea to reconsider, when that time comes, whether an additional marking here or there would help the driving and parking experience of customers that come into the lot. A more ordered flow of traffic can make for a pleasurable driving experience. To think hard about whether an arrow should go here or an enter/exit lane there can be strongly beneficial. Think of the lot as the journey, and the business as the destination–you would want a safe and comfortable plane ride to the Bahamas, wouldn’t you?
